Attached to the meeting report for Board member review are the proposed minutes for the Board of Directors Meeting held on Monday April 13, 2026, as submitted by General Manager Tim Patricio, for Board consideration.
A sample motion: “I move the Board of Directors of the Park Tower Condo Association hereby approves the minutes from the Board Meeting held on April 13, 2026.”
Attached to the report for Board member review is the updated 22.1 disclosure through March 2026 for formal Board approval. The 22.1 Disclosure, is a standard document we provide upon request in the event of any sale and make available for inspection to the prospective purchaser. This incorporates:
As a matter of routine, we continue to update this regularly and will present it periodically for Board review and formal approval.

Attached to the report for Board review is the notice for the upcoming 2026 PTCA Annual Meeting of the Unit Owners. This should be mailed by May 15th, consistent with the approved calendar. We will forward sample proxies and the voting instructions, once the slate of candidates is set. The deadline for candidacy to be included on the mailed proxies, is Friday May 8th, 2026.
This action item is really only for review and any needed discussion, as the calendar with the mailing was already approved. If any changes to the notice are needed, direction can be given at the meeting.
This action item is for the recommended purchase of furniture for the 2nd Floor Deck and Health Club. We are awaiting an update on materials and pricing form Tropitone, who provided the existing furniture. We expect to present that prior to the meeting, as considered by both the Home Improvement Commission and Health Club Commission. It includes a second fire pit and seating, and additional tables and chairs to match the deck furniture in the health club.
The 2026/2027 budget includes $16,000 for deck furniture, and $88,200 for health club improvements.
A sample motion: “I move the Board of Directors approves the purchase of 2nd Floor Deck and Health Club furniture by Tropitone, as recommended by the Health Club and Home Improvement Commissions, as proposed by Wendy Liss & Co. for $_______, to be funded by the reserve fund.”
The purpose of this Action Item is to discuss the possibility of adding an automatic opener on the cardio room door. This was requested for consideration by a member who uses a wheelchair.
We have a preliminary bid from Door Systems of $5925, which seemed high, so we asked Tee Jay Service Company to give a competitive bid. They proposed $4149. Our team has used both vendors before, and we have no reason not to engage the lower bidder.
Additional electrical work would be needed for a tie in to the necessary panel. We received a quote from Dunning for $2250 for the parts, materials and labor needed. The security card reader would also need to be relocated, and we received a quote for $340 from S&P Integrated Solutions.
This is not specifically budgeted for 2026/2027, but is a small enough expense that the impact would be negligible if the Board chooses to accommodate the request. However, it could also be considered a Health Club Improvement (such as the furniture discussed previously), and thereby coded as a reserve item. Otherwise, we could make note of this to budget for 2027/2028.
A sample motion should you choose to proceed: “I move the Board of Directors of the Park Tower Condo Association approves the installation of an automatic door opener for the cardio room door as proposed by Tee Jay Service Company at an expense of $4149, with additional work by Dunning Electrical Services at an expense of $2250, and by S&P Integrated Solutions at an expense of $340, to be funded by the [operating fund] or [reserve fund].”

A sample motion: “I move the Board of Directors of the Park Tower Condo Association approves the remodeling plans for units 505, 711, 1907, and 4506 as submitted by the unit owner, following the recommendations of the chief engineer as outlined in their written specifications and in accordance with the Rules and Regulations and remodeling guidelines of the Park Tower Condo Association.”
The Rules and Regulations Commission has recommended that Unit Owner Kevin DePhillips (Unit 1503) be appointed to the Commission.
A sample motion: “I move the Board of Directors of the Park Tower Condo Association hereby appoints Unit Owner Kevin DePhillips to the Rules and Regulations Commission.”
