As a part of our Life Safety Inspections this year, our staff reported they replaced 102 non-functioning smoke detectors in total. This is somewhat shocking, considering there are 723 residential units at Park Tower.
That’s a rather large percentage of non-functioning smoke detectors and the most we replaced since the decision was made to mandate the 10 year detectors. However, it does not come as a total surprise since it has been about 10 years since we started using the 10 year lithium ion smoke detectors, which are consistent with what is required by the present fire code.
Even though you don’t need to change the battery in these smoke detectors, regular testing is still critical. We suggest doing it on a monthly basis.
Why Is Monthly Testing Important?
1. Verifies Sensors and Circuitry: While a sealed lithium battery is designed to provide power for 10 years, pressing the test button verifies that the internal electronics, horn, and circuitry are functioning properly.
2. Detects Premature Battery Failures: Extreme temperatures, high humidity, or manufacturing defects can occasionally drain or damage a battery earlier than expected.
3. Ensures the Alarm Works: Dust accumulation, insects, or component failure over time can muffle or stop the alarm’s sound generator.
Some Tips for Maintenance
Aside from testing, keeping the unit clean is also important. Gently vacuum or dust around it every six months to prevent dust buildup from causing false alarms or interfering with the sensors. If you take it down to do a more thorough inspection or clean, be sure to put it right back, and test it when it’s back in place.
AND Know the 10-Year End-of-Life Alarm…A 10-year battery detector cannot be opened to swap out the battery. When the detector reaches the end of its 10-year lifespan, it will chirp differently or signal an “end-of-life” warning, indicating it’s time to replace the entire unit.
