Replacement of the hot water riser serving the ’09 & ’10 Bathrooms from the 30th to 55th floors has been scheduled to begin Tuesday October 13th.

To initiate this process, inspections of these units by the Association’s plumber are scheduled for Wednesday and Thursday September 9th and 10th from 9AM to 3PM.

Our plumber expects to take about 15 minutes or less per unit. He will start on September 9th at the 55th floor around 9am and work downward to the 43rd floor, ending by 3pm. On September 10th, he will start on the 42nd floor working down to the 30th floor. He will inspect the plumbing and the general work location within the ’09 & ‘10 bathrooms where the bulk of the work will take place, as well as the surroundings from the entrance of each unit leading to the bathroom.

He will be accompanied by the building engineer who will be taking small 2”x2” wall samples at the work locations. These will be tested for asbestos out of an abundance of caution, in light of findings following the fire in a unit the 4th floor in December 2025. If asbestos is detected, it will be abated properly as a part of the work effort. These small openings will be made as non-invasive and inconspicuously as possible, to be repaired during the recon phase of the project as a part of the process. 

These inspections are vital to lay the groundwork for the project to begin in October by assessing the condition of pipes, fixtures and surroundings so we can plan what is needed for each unit individually. Then, letters will go to each Owner and resident to help prepare you and set expectations. An informational Town Hall Meeting will be held on Wednesday September 30th, at 6PM in the 2nd Floor Party Room. At the meeting we will describe the history and purpose of the project, and provide more specific details for residents with an opportunity to address questions and concerns.

Riser replacements are among the most challenging and invasive projects needed in a building such as Park Tower. Belongings will need to be removed from the impacted locations, and each business day the water will be off from 9AM to as late as 5PM while plumbing work is being done. Work will generate some dust, be noisy at times, and there will be times you may not have use of your bathroom while workers are present. However, if you are prepared, know what to expect, and work in tandem with us, we are confident the project can be a success. Thankfully, to date we have replaced 32 of these risers throughout the building, so once we have completed the inspections, we can reasonably set your expectations and answer questions.

For your convenience, we are providing a preliminary calendar. This will be updated after we analyze the inspection results and work out more specific scheduling. A more detailed calendar will be drafted after the inspections, and finalized prior to the Town Hall Meeting on September 30th.
