The PTCA Board Of Directors Want Everyone To Know, While The New Resident Welcome Meetings Are Required For All New Residents And Owners, Anyone Is Welcome To Attend
And for long time residents and Owners it could be a great refresher on some key building policies and procedures. For example:
Board meetings are open to all Owners and are scheduled for the 2nd and 4th Mondays of every month.
Resident Forums open to all Owners and residents are held quarterly. The next forums are scheduled for Saturday January 28 and Tuesday April 25th at 7pm in the Party Room.
All are encouraged to volunteer their time for the Board and Commissions; some are open only to owners including the Board, Budget and Finance, Rules & Regs and Home Improvement); some are open to all, such as the Social Commission, and the Health Club for resident and Owner members.
Luggage carts are NOT to be used for moving in and out, construction or furniture, BUT a dolly & flatbed can be checked out for such use.
There is a storage locker for every unit, most on the same floor as the Unit. But there are also additional lockers for rent on 1p. No items can be left outside the lockers in the Storage Rooms.
The 2nd Floor Deck and grills are open to all (weather permitting). No glass is allowed and smoking is only allowed in the far northeast corner.
All household garbage put down the chute should be secured in a plastic bag. No loose items or cardboard should be put down the chute. Bulky items and recyclables can be taken out to the large dumpsters in back. There are also recycling bins on 2p by the freight elevators 5 & 6, and in the laundry room on 1p.
Composting bins are available currently $10/month and anyone can sign up through blockbins.com.
For all parking licenses you need to issue 30 days written notice and return the parking decal to avoid additional fees.
We have 24 hour door staff who calls for guests’ admittance. The can be contact for disturbances when office is closed. Cooking and cigarette odors, and noise are the biggest issues. 773-769-3083
Hallways are pressurized with heated/cooled fresh filtered air. For proper in unit circulation, windows should remain closed.
Any leaking is considered an emergency and should be reported right away.
For most work orders (non-emergency) the Association needs authorization from the Unit Owner, so renters should go through the landlord for non-emergency requests.
Maintenance visits each unit once a year to replace heater/ac filters and clean out the drain line, but can visit and do this more often for a charge by request of the Owner.
We wifi in several common areas including the lobby, package room, mall atrium and party room. The access code is PTCA5415.
Subleases, short term rentals and hosting services such as AIRBNB are prohibited. Board fines are $1000 for violations!
Owners planning remodeling or construction must complete a separate packet and get Association approval in writing before starting.
This and more are typically covered at monthly meetings, scheduled each month and hosted by a member of the current Board. And actually, due to technical problems we had to reschedule this months meeting and it will be held Tuesday December 20th at 7PM via ZOOM.
