The biggest variable has been the newly identified need to address the possible presence of asbestos, which required us to test the drywall at each work location. VERY FORTUNATELY, it has changed the timing very little.
The only change is that our plumber is requesting that on the first day we enter each unit, we begin at 8am…just day 1. He said the team beginning the demo process desperately needs that extra hour to prep for the workers to come and do their work without pushing everyone else into a situation where the building is paying for overtime, which is reasonable.
Other than that, the project is unfolding timing wise, much the same as past riser projects. Working closely with our plumber and engineers, the base schedule for the remaining 2025 riser projects is as follows.
Low Zone ’08 and ’09 Kitchens (Floors 3 to 29)
Plumber Inspections – Wednesday July 8th (29th to 17th Floors)
Thursday July 9th (16th to 3rd Floors)
Mail Individual Notices* – Monday July 13th
Town Hall Meeting – Wednesday July 30th 6pm (Party Room)
Project Start – Monday August 10th
Project Finish – Friday October 2nd

As we get closer to the Inspection dates, preliminary notices with details and more specific expectations will be distributed. *Following the inspections more detailed notices will be released with instructions for Owners and Residents to prepare for the work, and a project calendar.
We are planning to finish the next three in 2027, that is the low zone ’12/’14 Bathrooms, the low zone ’07/’08 Bathrooms and high zone ’01 Master Baths/’02 Bathrooms. As of now, we foresee the trajectory being very similar with the projects beginning in May, August and October, respectively. Expectations may change of course and we will provide updates if that becomes the case.
