Crews will be entering these units to open the shared wall (aka “demo”) in the guest bedroom and work under the kitchen sink so the main water riser, return line and branch-lines can be accessed. By this date, the resident will need to remove all belongings along this wall in the guest bedroom, and in the kitchen under the sink. We also suggest moving anything fragile or sensitive in the kitchen cabinets along the shared wall.

We estimate it will take about 15 working days per unit from demo to reconstruction barring unknown problems or conditions. On day one, the team will begin the demo process for the project. If the staff identifies any problems upon demo – such as damages or fixtures that are malfunctioning, the plumber will contact the Owner to discuss. The plumbing contractor will follow within a couple days to replace the hot water riser and branch-lines. Following the plumbers, the insulation of pipes and fire protection will be performed for any penetrations between the walls and concrete floors and ceilings. Management and the building plumber may inspect periodically. The team will then begin recon, putting your bedroom wall back together. The bulk of recon will take approximately three days per unit once it gets underway.
We project water will be off to your Kitchen during weekdays from 9AM to 4 PM, from Tuesday September 9th through Friday September 19th. For the duration of the project, you should be able to access the kitchen after work hours, and you are welcome to observe the progress. THE WORK AREA MAY BE DUSTY. During preparations, we will do our best to shield the thresholds and fixtures with plastic and tarps, but dust may find a way to get through.
There will be a Town Hall Meeting to discuss this project in more detail, with an opportunity for residents and Owners to ask questions on Tuesday August 27th at 7pm in the Party Room.
FOR ALL OTHER OWNERS AND RESIDENTS from the 30th to 55th Floors, we encourage you to be aware of these expectations as well so you know what to expect. For the first couple of weeks in particular, there will be noise from day to day as they demo and cut out the old risers. Of course, you will see plastic down in the hall and workers will be coming and going between around 8am to 5pm each day as this effort is being accomplished.
We appreciate everyone’s patience…particularly Owners and residents of the ’11 units, some of who are still dealing with reconstruction of their bathrooms for the most recent Riser Project.
