Below we’ve provided a preliminary schedule for professional cleaning of all Bathroom and Kitchen exhaust vents, in all units.
This will begin on the 55th floor working down to the 3rd floor, about 16 units per day, beginning April 6th and continuing through June 10th. The schedule is preliminary, and may be refined once they get started, and as they proceed. We are aware there are some vents that may be more challenging to access, and grills more difficult to remove. So the schedule may evolve as we progress.
While these are exhaust vents, and dust and other airborne materials in the halls and units moves through the vents and out into the atmosphere as it should, it does impact the mechanical systems and air quality over time. As a result of recent efforts and observations, the maintenance and management team suggested the project be considered and the Association’s Board agreed and budgeted it for 2026.
To accomplish this task, workers with ‘Airway Systems’, accompanied by a member of our staff, will visit each unit, remove the bathroom and kitchen exhaust grilles and conduct a HEPA Vacuum and wash of each opening and the duct work. Workers will wear masks and shoe booties while they are present. In most cases, they will be using a tool known as a ‘whip’, which is a cable brush on the end of a drill that that is swept into the ductwork and pulls out dust and debris. They use a HEPA vacuum tool to then evacuate the materials. The grills are washed and then reinstalled. Any clean up of the workspace needed, will be completed.
The only thing Owners and residents need to do to prepare, is make sure the locations are accessible. If there are any belongings or fixtures obstructing your vents, or if anything is obstructing access to the kitchen and/or bathroom, please make sure it is moved by the day work is scheduled at your location. This process is expected to average about 20 minutes per unit, but if there is anything blocking access to the vents or the workspace, it will delay progress. If our staff has to move any belongings, it will trigger a work ticket which would be a minimum $60 charge. Anything beyond 30 minutes effort will cost more. If it appears there is a significant amount of material in the way, we will have to move to the next unit and will need to reschedule on a make up date. (Make ups will result in a charge, as this will require the vendor to reschedule another visit.) Also, if your vent is painted over, our team will not be repainting over them – owners should assess this and make plans to address it if necessary.
